What guests wrote afterwards

Reviews are collected after checkout from guests who booked and stayed on this site.

4.8 from 61 stays · example

The rating and the three reviews below are illustrative examples, not real guest feedback. On a live site only guests who booked and stayed here can leave one, and yours replace these.

“I had never booked a cottage anywhere but the big sites, and I said so on the phone. Someone rang me back that evening and read me the cancellation terms line by line.”

Example review · C. M. · July 2026

“The ID check took a minute, then the door code came by text on the morning. No lockbox, no meeting a stranger in a parking lot with a key.”

Example review · R. T. · June 2026

“We had to move our week twice because of my father's surgery. Both times it was a two-line email and there was no fee either time.”

Example review · A. O. · May 2026

The area

Where we send people, and how far it actually is.

Distances are driving times from the door in ordinary traffic. Example entries — on your own site you write these about your own county.

The dune beach 22 min
Park at the west lot. The near one fills first on a weekend and the walk in from the road is long with children.
Southold village 9 min
Bakery, liquor store, and the hardware shop where we buy the firewood you will find in the shed.
The nearest winery 14 min
A small tasting room down a farm lane. Worth phoning ahead if there are more than six of you.
Grocery and pharmacy 12 min
There is nothing closer, so shop on your way in rather than turning around after you have unpacked.
The hospital 17 min
Emergency department. The address and the number are on the fridge, and they are in the house guide below.
A sandy footpath running between banks of marram grass out to a wide beach and a low sun on the water (example photo)
The last of the walk in to the dune beach, from the west lot.

The house guide

Everything we would tell you on the phone.

Example content for an example property. On your site this is the guide you already send by email, on the page instead.

A timber kitchen with a deep stone sink, a brass tap, open shelves of pottery and a cast-iron range (example photo)
The kitchen. The pots and the grinder listed below live in this room.
Sleeping
Two bedrooms with queen beds, a bunk room with two singles, and a pull-out in the front room. Six comfortably; eight if two of them are small.
Kitchen
Gas range, dishwasher, a full set of pots and a grinder. Salt, oil, coffee and dish soap are here when you arrive.
Heat and water
Propane furnace and a wood stove. The water is from a well, tested twice a year, and safe to drink.
Wifi and working
Cable internet and a desk in the back bedroom. The signal reaches the porch but not the firepit.
Laundry
Washer and dryer in the mudroom, soap under the sink. Beach towels are the striped ones; don't take the white ones out.
Outside
Firepit and six chairs, a canoe with paddles and vests, and a shed for bicycles. Wood is stacked on the north wall.
Getting in
A door code, texted the morning you arrive and retired the day you leave. There is no key and no lockbox.
Dogs
Two, no fee. The yard on the north side is fenced. They are welcome everywhere except the beds.
Parking
Two cars on the gravel, three if you park close. The lane is shared with the house next door, so leave it clear.
Step-free access
One step at the front door, about 12 cm. The main-floor bathroom door is 76 cm wide and there are no grab bars. Ask us and we will measure anything else.

Terms

Cancellation and house rules, in full.

Nothing here is hidden behind a link or a drop-down. If a rule would annoy you, we would rather you read it now than find it on a Friday night. Example terms for an example property.

If you cancel

More than 30 days before arrival, you get all of it back — nights, cleaning, taxes — and it lands in five business days or fewer.

Between 30 and 7 days, you get half the nightly total and all of the cleaning fee back.

Inside 7 days we keep the nightly total, because at a week's notice the dates rarely fill again. If they do fill, we refund whatever the new booking covers. That has happened four times and we will keep doing it.

If we have to cancel on you — a frozen pipe, a tree through the roof — you get everything back, and we phone the two nearest owners we trust to find out who has your week free.

Paying, and who holds the money

The full amount is taken when you book, on our own card processor. Manorly runs this site and the payments; the money settles into our account, not into a platform's.

There is no security deposit and no hold on your card. If something breaks, tell us — we charge for what we actually replace and nothing more, and we send you the receipt.

A photo ID check runs at booking. We are told whether it passed and the name it was in. We never see the document itself.

House rules

  • Arriving and leaving. In from 4pm, out by 11am. If nobody is booked behind you we will happily give you the afternoon — just ask the day before.
  • How many. Six on the booking means six in the house. No parties and no extra guests overnight; the septic and the neighbors both have limits.
  • Dogs. Two, no fee, off the beds. Take what they leave in the yard away with you.
  • Smoking. Outside only, never on the porch, and not at all when the county has a fire ban on.
  • Quiet. After 11pm please keep it indoors. The neighbors are a hundred and thirty feet away and they live here all year.
  • The wood stove. Kindling and split wood are in the shed. Don't burn driftwood or anything painted — it wrecks the flue and we are the ones who clean it.
  • The canoe. Vests on, and not after dark. There is a current past the point that surprises people.
  • Leaving it. Dishes in the dishwasher, trash to the curb on a Tuesday, thermostat to 60°F. That is the whole checkout list.

Still deciding? Ring us and ask. We answer our own phone.
